Rear Extensions Built Around the Way You Live

Most of the extensions we are asked about go out at the back of the house. A rear extension is often the simplest way to open up a cramped kitchen, add a proper dining area or create one bright family room that looks out onto the garden.

We start by looking at how you use the ground floor now and what is not working. Our architect then designs the extension to suit, with the structural calculations, building regulations and any planning application handled by the same team. Rooflights, wide glazed doors and a sensible layout make the biggest difference to how the new room feels, and we will suggest ways to save money where we can so your budget goes on the things you notice every day.

Both add space, and the right choice depends on what you need the room for and how much garden you want to keep. Because we build both, we can give you an honest view of which suits your home.

House extension

Adds space on the ground floor. Best for a bigger kitchen, open-plan living or a family room that opens onto the garden. It uses some outside space, so it suits homes with room to extend at the back or side.

Loft conversion

Adds space in the roof without losing any garden. Best for an extra bedroom, often with an ensuite, or a quiet home office away from the rest of the house.

Very professional and courteous team, communication was great, on time and work completed on schedule even with additional work being carried out. We’re very happy with the end result, rooms more spacious than we expected (head height in particular) and all completed to a very high standard. The project did come in above our budget, but this is due to additional work we requested and some unforeseen work, all of which was explained fully by the team and options were provided before agreeing on the best way forward. Do I need planning permission for a rear extension?

Not always. Many single storey rear extensions can be built under permitted development, within limits on depth, height and how much of the garden they cover. Larger extensions may need prior approval or a full planning application, and different rules apply in conservation areas, to listed buildings and to flats. We check which route applies to your home and make any application to the council on your behalf.

Should I extend or convert my loft?

It depends what you need the space for. An extension is best for more living space downstairs, such as a bigger kitchen or a family room. A loft conversion adds a bedroom without losing any garden. We build both and can talk you through the options for your home.

How much does a house extension cost?

Every extension is priced on its own, because the cost depends on the size, the structure, the glazing and the finish you choose. We visit, talk through what you want and give you a free quote. We will also suggest ways to save money where we can.

Do you have your own architect?

Yes. Our in-house architect draws up the plans and our structural engineer does the calculations, so the design and the build are handled by one team from start to finish.

Do you handle building regulations?

Yes. We manage building regulations throughout the project, and when the work is finished we send you all the paperwork for your records.
